When purchasing a new construction home, Angels RE will guide you every step of the way. It is crucial you take your Real Estate Agent into the model homes for your first visit, as most Builders will not pay a commission to the buyer’s broker if they are not there on the first visit. Please know whether the Builder pays the commissions to the buyer’s broker or not, your purchase price and incentives will not change – not for the worse anyway. Having your Real Estate Agent present for the process and negotiations can actually save you time, money, and headaches as we are experienced in new home sales and prepared to look out for your best interest.
Once you have visited the community you know you want to live in, the process of buying the new construction home begins. Phase one is as follows:
1) Choose the model – Sometimes you will see the model, and sometimes you may have to look at floor plans on paper. Or, depending on the builder, we can travel to a different community to view a model so you can see the layout/design before you.
2) Choose your lot – Location inside the subdivision can change your purchase price. Some lots have a premium as they are larger, have city or mountain views, or sit on a corner. Other lots may be less expensive, if you are looking for a smaller, interior lot.
3) Secure financing – Most builders have lenders they partner with that can lock in a long term interest rate and provide incentives to work with them. This does not mean you HAVE to use their lender – choosing a lender that is right for you is crucial to a successful close of escrow.
4) Set your future appointments and relax – You will be choosing your finishes in the upcoming months. These appointments can be set a few months out so you are scheduled on the books. This includes finishes, technology upgrades, lighting, window coverings, and landscaping.
